What is being considered for the redevelopment, and what has been contained in our Application, is for the construction of a 64 unit Active Retirement Community, incorporating 2 and 3 bedroom dwellings, as well as a 75 room hotel complex which is currently proposed to be joined to, and form part of, the existing clubhouse.
This planning and rezoning process will take approximately 9 months to complete and will require the preparation of reports to assist the State & Local Government Departments in the determination of the application. We have engaged a design team who believe that they will be able to meet these requirements and should obtain the relevant approvals in due course.
Members will recall that we have been engaged in talks with a potential developer for the retirement units for some time and they have reaffirmed their interest in the proposal.
At present we are talking to two additional developers who have expressed interest in constructing the hotel complex. The proposed hotel complex will include a redevelopment and extension of the existing Golf Clubhouse, providing a new professional golf shop and upgrading the male and female change rooms and toilet facilities for both the golf and bowl club patrons and visitors on the ground floor. In addition, new offices, kitchen and larger bar on the existing first floor will be included. It is also proposed to construct a new third level on the existing structure which will accommodate a 200 person convention and function centre, all of which are serviced by multiple lifts and stairs. The Hotel will be linked to the Club facilities for guests to use the restaurant and bars as well as access to the administration area when they wish to use the golf or bowls facilities.
As part of the redevelopment a new synthetic, all weather covered bowling green is proposed to be constructed on the eastern side of the existing bowls club. This will incorporate toilet and change room facilities, with links to the Main Building. Further discussions on this part of the development and upgrade of other facilities will be discussed with the Bowls Club Board during the Planning Application process.

We are about to embark on a new era on the Cadbury Estate with the proposed formation of the “Claremont Peninsula Sports Complex”, initially encompassing the Claremont Golf and Bowls Clubs in a what is hoped will be a multi-million dollar development, whilst retaining an 18 hole Golf Course and 2 Bowling Greens.
The Board of the Claremont Golf Club has been working for many months seeking interest from suitable developers to be partners in the development of residential buildings on part of the Club’s property. It has always been our view that any such development should provide for the future financial security of the Club, whilst retaining the magnificent golf course on this picturesque part of Hobart that is surrounded by the River Derwent.
We have now invited the Claremont Bowls Club to be part of the proposed development, to create a major sporting complex for the people of the City of Glenorchy and surrounding Hobart Districts.
The proposed development will provide new and improved sporting facilities for all existing members of both the Bowls and Golf Clubs, as well as providing much needed accommodation and sporting facilities for the many thousands of visitors to the northern suburbs, including those who visit the Cadbury factory and MONA at the Moorilla Winery, located in nearby Berriedale
A Planning Application has been lodged with the Glenorchy City Council providing details of the proposed redevelopment of the Golf Club building and surrounds, as well as the rezoning of land adjacent to, and part of the present 18th fairway. |

Details relating to the future management of the complex are yet to be considered, but members can be assured that both the Boards of the Golf and Bowls Club will be working together to ensure the integrity of the existing organisations will be retained and that members of both associations will benefit, both financially and with improved facilities. What has been determined is that there will be full time professional employees looking after the everyday maintenance of the sporting facility and the running of the hotel and residential accommodation.
In order to facilitate the proposed construction of the hotel and residential complexes it will be necessary for there to be some redesign of the Golf Course. Preliminary work has already been carried out in this regard and members of the Golf Club will recall the information night and “brain-storming” sessions that were held last year to obtain information to be incorporated into any potential redesign.
We now have a preliminary concept design for the course which may require changes to 14 of the existing fairways with new tees and greens being constructed. Members can be assured that any proposed changes to the course will only be undertaken if they are considered beneficial to the Golf Club, essential to the proposed development and improve the enjoyment members obtain from playing golf. We must also look to the future and ensure that the Claremont Golf Club becomes the best golf course that it can be so that we are able to attract new members and encourage our existing members to continue their golfing with us.
Any work that is to be undertaken will be carried out during the development of the buildings and will be carried out in stages, ensuring that members will be able to continue playing whilst all the changes occur. Everything possible will be done to ensure that members golf and bowls competitions will not suffer any significant disruption while the proposed redevelopment takes place. The member’s needs are of upmost importance to the respective Boards during this period.
As was indicated at the beginning of this update, any proposed changes that are being considered to the Golf Club or the Bowling Club are designed to secure the financial future of both organisations and are for the benefit of all existing and future members.
